As a contractor with 40 years experience, if it is installed correctly there should be no issues or concerns of any type… subjective and may vary slightly by brands… certainly not leakage of refrigerant or condensate , the amount of noise is subjective as to what is offensive and may vary slightly by brand, I am just finishing a 10,000 square-foot, 130 year old mansion with these units, 11 of them, the only downside might be the fact that they are visible and ultra-modern

Pancake units are great in this situation but tend to leak water and refrigerant in a short period of time good luck

As a hvac contractor for 36 years I have installed many of these above ceiling mini split systems or as you call it a pancake unit. They are very quiet unless you call air movement noisy. Some models have a whisper mode that you can turn on. Also depending on make these units can have small ductwork attached to service other areas. The only drawback on these is the customers insist on installing these units where they are almost impossible to sevice. A service techs nightmare. Good luck and enjoy.

I’m impressed they had so many options for you. That’s a nod to their professionalism and level of experience. Your plans sound incredible, so I’d think you made the right choice. It can’t be any louder than a furnace, right? My furnace is stashed behind a cheap vented door and I can hear it but hardly ever notice it. Life is full of background noises anyway. Good design is harder to come by.
